Office Deep Clean Checklist 2026: Complete Perth Guide

Your regular cleaner does the daily wipe-down. But every 3-6 months, your office needs a real deep clean. Here's exactly what should be on that checklist — and how to know if your cleaner is doing it properly.

Perth office deep clean 6 zones 60 tasks infographic floor plan

Your daily cleaner does the daily things. Vacuum, empty bins, wipe down kitchen surfaces. That’s not a deep clean. A deep clean is the quarterly reset that catches everything the daily routine misses — and it’s what separates a properly maintained office from a slow accumulation of grime no one notices until a client visits.

We’ve been doing deep cleans for Perth offices since 2008, across everything from 80m² law firms to 4,000m² corporate floors. The patterns we see are consistent: most offices haven’t had a real deep clean in 12+ months, even when they think they have. The cleaner shows up, runs through a vague list, and bills it as a “deep clean” without actually doing one.

This guide is the checklist we use ourselves. Print it, give it to your cleaner, and ask which items they actually complete. The honest ones will respect the rigour. The dishonest ones will give you the answer you need before they start. As commercial cleaners Perth businesses rely on, we believe transparency is part of the service.

Quick answer

What does an office deep clean actually include?

A real office deep clean covers 60+ specific tasks across six areas: reception, workstations, meeting rooms, kitchens, bathrooms, and storage. It takes 8–12 hours of crew time for a typical 200–300m² Perth office, uses commercial-grade extractors and steamers (not standard vacuums), and produces before/after photo documentation.

If your “deep clean” takes 2–3 hours and uses the same equipment as routine cleaning, it’s not a deep clean — it’s an extended regular visit. A real deep clean costs 4–8× a regular cleaning visit because it takes 4–8× longer and uses specialist equipment.

Deep clean vs regular clean — the core difference

The distinction matters because cleaners often blur it. A “deep clean” line on your invoice doesn’t mean you got one.

The “deep clean tax” most cleaners don’t admit

A real deep clean costs 4-8× a regular clean visit because it takes 4-8× longer and requires specialised equipment. If your cleaner quotes “deep clean” at the price of two regular cleans, they’re either underdelivering or you’re being charged regular cleaning rates for actual deep cleaning. Both situations are problems.

Tip

The before/after photo test

Ask any deep clean contractor for before-and-after photos as part of the deliverable. Real deep cleans produce dramatic visual differences (especially in vents, behind furniture, in grout). A cleaner who can’t produce these photos didn’t do a real deep clean — regardless of what they invoiced.

Common questions, honest answers

How long does an office deep clean take?

For a typical Perth office (200-300m², 20-30 staff), a complete deep clean takes 8-12 hours of crew time — usually delivered as a 2-3 person team working 4-5 hours after-hours. Larger sites or those with significant build-up may need an overnight or weekend operation. We always provide a time estimate before starting.

Should we clear desks before a deep clean?

Yes — deep cleans work much better on cleared surfaces. We can move papers and personal items if needed (and document where everything was), but staff clearing their own desks gets better results and faster turnaround. We typically email teams 48 hours before the clean with a simple “what to clear” guide.

Do you bring your own equipment for deep cleans?

Yes — all of it. Commercial-grade extractors, HEPA vacuums, steam cleaners, scrubber-driers, professional-grade chemicals (TGA-registered where appropriate). Deep cleaning requires equipment most offices don’t have access to, which is partly why hiring professionals delivers fundamentally different results than DIY.

What if you find damage during the deep clean?

We document everything we find with timestamped photos. If something is already damaged (carpet stain, wall mark, broken fixture), we photograph it before starting so it doesn’t get attributed to us. If we cause any damage during cleaning (rare, but possible), our $20M public liability cover handles it. Either way, you have a paper trail.

Can a deep clean replace regular cleaning?

No. A deep clean every 6 months without daily/weekly maintenance produces a workplace that’s unhygienic 95% of the time. Deep cleans are a maintenance reset, not a substitute for regular cleaning. Think of it like a dental check-up — necessary, but not a replacement for daily brushing.

Does deep cleaning include pest control?

No — pest control is a separate licensed service in WA. We can identify pest issues during a deep clean (rodent droppings, insect activity, water damage) and recommend a licensed pest controller. Some Perth properties combine deep cleaning with quarterly pest inspections — we can coordinate this.

How quickly can you schedule a deep clean?

For routine deep cleans, typically 7-14 days depending on team availability. For urgent situations (post-illness disinfection, end-of-lease, post-flood), we can usually schedule within 48-72 hours. Same-day emergency response is available for fire/water damage restoration through our IICRC WRT/FSRT-certified team.
